Pilgrim Management Company provides a number of services. We have designed each of these services to provide each owner with the maximum level of information and, to the extent they desire, participation.

The first level of service that Pilgrim Management Company provides is a "Lease Only" service. That would include assisting the owner with pricing, signage, advertising (as determined suitable), showing prospective renters, taking applications, deposits and qualifying applicants. Upon the approval of an applicant, Pilgrim Management Company will prepare a lease and get the renter(s) signature(s), transfer security deposits and prorated rents to the owner (after deducting leasing fees and any agreed expenses). At that point, the owner assumes all management responsibility.

The second, and most frequently requested level of service is "Full Management" service. This includes all of the above services and adds the collection of rents, receipt of all maintenance requests both during normal working hours and on nights and weekends, negotiating, contracting for, supervising and inspecting all maintenance, and getting the best possible prices commensurate with quality workmanship. In addition, Pilgrim Management Company will provide a monthly statement to each owner for each property managed which reflects the income and expenses during each month and a cumulative or year-to-date total for all income and expenses.

There are no additional fees payable to Pilgrim Management Company for any service listed above. Pilgrim Management Company passes all outside expenses through to the owner without markup. The negotiated rate for "Lease Only" is typically 75% of one month’s rent. Most single-family residential properties as well as duplexes usually require a management fee of ten percent (10%) of the rents actually collected, as they are collected. The fees can vary for properties that may require significantly different marketing or management efforts, but this will give you a good idea of how to budget for management services.
